Job Introduction

This is an opportunity to join a specialist Asset Management team supporting a major UK Government estate. As Senior Surveyor, you will play a key role in delivering high-quality asset verification and condition surveying services across a large and diverse portfolio, with a particular focus on Mechanical & Electrical (M&E) assets and building services systems.

You will ensure asset data is accurate, consistent, and structured to support robust cost modelling, lifecycle planning and investment decision-making. The role combines hands-on surveying delivery with technical leadership, quality assurance, and the development of standardised lifecycle and cost frameworks aligned to ISO 55000 principles and client requirements.

The successful candidate will have a strong M&E asset management or building services background, with experience assessing the condition, performance and lifecycle requirements of critical building systems across complex estates

Key Responsibilities

Asset Surveying & Data Verification

  • Lead and deliver asset verification and condition surveys across building fabric and M&E systems.
  • Undertake detailed assessments of M&E assets including HVAC, electrical distribution, lighting, fire systems, BMS, lifts, public health systems and associated plant.
  • Validate, correct, and enhance existing asset data, identifying gaps and inconsistencies.
  • Ensure surveys are delivered safely, efficiently, and with minimal disruption to operations.
  • Apply consistent condition grading, risk assessment, and renewal assumptions.
  • Provide technical advice on asset condition, remaining life, risk and replacement priorities.

Lifecycle Planning & Cost Modelling

  • Develop and maintain standardised cost books aligned to asset types, specifications and M&E systems.
  • Produce medium and long term lifecycle plans and renewal forecasts.
  • Translate verified asset data into forward maintenance and investment planning outputs.
  • Create and maintain Forward Maintenance Registers using CAFM and lifecycle data.
  • Support the development of lifecycle strategies for M&E assets and associated building services.

Technical Leadership & Quality Assurance

  • Act as technical lead for surveying methodology, M&E asset assessment standards and best practice.
  • Review and assure quality of survey outputs, cost models and lifecycle plans.
  • Drive continuous improvement in surveying processes, tools and data standards.
  • Ensure consistent application of asset management principles across survey programmes.

Stakeholder Engagement

  • Work closely with the Technical & Asset Manager and wider contract teams.
  • Present findings, lifecycle assessments and investment recommendations to technical and non-technical stakeholders.
  • Build strong relationships across internal and external stakeholders.
  • Provide clear advice on M&E asset condition, compliance, risk and lifecycle liability

Programme & Delivery Support

  • Support planning and coordination of surveying programmes across the estate.
  • Collaborate with survey and delivery teams to ensure consistent output quality.
  • Contribute to professional communities of practice and service innovation.

What You Bring

Qualifications

  • Degree, HND or equivalent in Building Surveying, Building Services Engineering, Mechanical Engineering, Electrical Engineering or a related discipline.
  • Professional membership (RICS, CIOB, CIBSE, IAM) or working towards chartership.

Experience

  • Proven experience in asset verification and condition surveying, with a strong focus on M&E assets
  • Strong background in lifecycle planning, renewal modelling and cost forecasting.
  • Practical knowledge of M&E building services systems, including HVAC, electrical infrastructure, fire systems, BMS and associated plant.
  • Experience working across large, complex or operational estates is desirable.
  • Experience using CAFM and asset management systems to manage asset data and lifecycle information.

Skills & Knowledge

  • Strong understanding of asset management principles (ISO 55000 preferred).
  • Ability to build and maintain structured cost models and unit rates.
  • High level of data literacy and analytical capability.
  • Proficiency in MS Excel and CAFM / asset management systems.
  • Strong written and verbal communication skills.
  • Ability to interpret technical information and provide clear recommendations to stakeholders.
