Voids Supervisor

About this role

The Role

You'll lead and coordinate the turnaround of empty properties, ensuring repair works are completed on time, within budget, and to a high standard so homes can be re-let efficiently.

This is a hands-on operational leadership role working closely with contractors, housing teams, and maintenance services.

Key Responsibilities

  • Manage voids and empty homes repair programmes
  • Oversee contractors delivering maintenance and reinstatement works
  • Monitor KPIs, quality standards, budgets, and service performance
  • Ensure properties are ready for reletting within target timescales
  • Support and deputise for the Housing Maintenance Manager when required
  • Work collaboratively with Housing, Tenancy, and Accommodation teams
  • Ensure compliance with Health & Safety and Building Regulations
  • Produce reports and performance updates for senior management

About You

We're looking for candidates with experience in

  • Social housing, property maintenance, or housing management
  • Voids/empty homes or responsive repairs
  • Contractor management and performance monitoring
  • Budget management and KPI reporting
  • Building maintenance or housing legislation/compliance

Essential Requirements

Minimum 3years' experience in

  • Building maintenance/construction OR
  • Housing management/social housing
  • Strong communication and organisational skills
  • Ability to manage workloads and prioritise effectively
  • Knowledge of Health & Safety and Building Regulations

Desirable

  • Experience working for a social housing provider or local authority
  • HNC/HND in Construction, Building, or Housing
  • CIOB or CIH accreditation (or working towards)
  • Experience using housing or repairs management systems
