We are recruiting a Ground Maintenance Operative for our client based in Croydon.
The purpose of the role is to provide a high-quality estate services and property maintenance service, ensuring communal areas, external environments, and residential properties are clean, safe, attractive, and well maintained. The postholder will undertake cleaning, gardening, and minor maintenance tasks while delivering excellent customer service to residents and supporting the wider Estate Services team.
Responsibilities for the
Ground Maintenance Operative
• Maintain high standards of cleanliness throughout communal areas, including entrances, corridors, stairwells, lifts, walkways, laundry rooms, and other shared facilities.
• Carry out routine cleaning duties including sweeping, mopping, vacuuming, dusting, polishing, litter picking, sanitising touch points, and removing cobwebs.
• Clean, disinfect, and maintain refuse chutes, bin stores, recycling areas, and external waste disposal facilities to ensure they remain hygienic and presentable.
• Operate cleaning equipment and machinery such as jet washers, steam cleaners, floor cleaning machines, and other specialist equipment following appropriate training.
• Undertake gardening and grounds maintenance duties to ensure estates remain tidy, safe, and visually appealing.
• Carry out grass cutting, hedge trimming, pruning shrubs, weeding flower beds, watering plants, leaf clearance, sweeping pathways, and maintaining landscaped areas.
• Plant seasonal flowers, shrubs, and bedding plants where required and assist in maintaining green spaces and communal gardens.
• Remove garden waste, litter, fly tipping, and other environmental hazards from external areas.
• Carry out minor repairs and maintenance of a basic semi-skilled nature within communal areas and residents' homes as instructed.
• Undertake basic joinery, plumbing repairs (such as unblocking sinks and toilets), internal decorating, lock changes, graffiti removal, and minor fabric repairs.
• Inspect communal areas and estate facilities, identifying maintenance issues and reporting defects promptly to the relevant maintenance teams.
• Carry out routine inspections, health and safety checks, and complete accurate records and reports as required.
• Ensure all tools, equipment, vehicles, machinery, and materials are used safely, maintained correctly, and stored securely after use.
• Respond promptly to emergency maintenance issues where appropriate and assist in making safe any hazards identified.
• Provide flexible cover across estates and support colleagues during periods of absence or increased workload.
• Act as a professional first point of contact for residents, contractors, and visitors by providing advice, assistance, or referring enquiries to the appropriate department
• Build positive relationships with residents and remain aware of vulnerable individuals, escalating concerns to the Housing Team or line manager where appropriate.
• Work collaboratively with housing officers, contractors, cleaners, gardeners, and maintenance teams to deliver excellent estate management services.
• Ensure compliance with Health and Safety legislation, COSHH regulations, risk assessments, and safe systems of work.
• Wear and correctly use all Personal Protective Equipment (PPE) provided and take responsibility for maintaining a safe working environment.
