Site Manager / Area Manager – Social Housing

Winner FM are currently recruiting for an experienced Site Manager / Area Manager to join a leading contractor delivering responsive repairs and maintenance contracts within the social housing sector.

This is an excellent opportunity for someone with a strong background in managing repairs and maintenance operations, ensuring high-quality service delivery, client satisfaction and operational performance across multiple housing contracts.

The Role

As a Site Manager / Area Manager, you will be responsible for overseeing the day-to-day delivery of responsive repairs, planned maintenance and void property works. You'll lead operational teams, manage subcontractors, monitor KPIs and ensure works are completed safely, on time and within budget.

Working closely with clients, residents and internal departments, you'll play a key role in maintaining excellent service standards while driving productivity and continuous improvement.

Key Responsibilities

  • Manage the delivery of responsive repairs, voids and planned maintenance works.
  • Lead and support Supervisors, Trades Operatives and subcontractors.
  • Ensure all works are completed safely, efficiently and to agreed quality standards.
  • Monitor contract performance against KPIs and SLAs.
  • Carry out regular site inspections and quality audits.
  • Build and maintain strong relationships with clients, residents and stakeholders.
  • Manage labour resources, materials and programme schedules.
  • Ensure full compliance with Health & Safety legislation and company procedures.
  • Investigate and resolve customer complaints where required.
  • Produce reports on operational performance, productivity and financial targets.
  • Support recruitment, training and development of operational teams.

About You

We're looking for someone who has

  • Previous experience as a Site Manager, Area Manager, Operations Manager or Contracts Manager within social housing.
  • Strong knowledge of responsive repairs, voids and planned maintenance contracts.
  • Experience managing directly employed trades and subcontractors.
  • Excellent client and customer service skills.
  • Ability to manage multiple priorities across several sites.
  • Strong organisational and leadership skills.
  • Good commercial awareness and budget management experience.
  • Full UK Driving Licence.

Desirable

  • SMSTS or SSSTS
  • IOSH or NEBOSH qualification
  • CSCS Card
  • Experience working with local authorities or housing associations
  • Knowledge of NHF Schedule of Rates
