Lead Asset Manager - Investment Property Income

About this role

As a Lead Asset Manager in Investment Property Income at Tesco, you’ll play a critical role in shaping and delivering the asset management and leasing strategy across our national portfolio. You’ll be responsible for driving sustainable income growth and long-term asset value across a complex and high-value estate.

Working at pace within a fast-moving environment, you’ll balance commercial performance, operational viability and customer experience, ensuring our assets deliver for the business now and into the future.

Your work will directly influence strategic decision-making at the highest levels. You’ll use your commercial expertise to unlock value, manage risk, and lead key leasing decisions, while providing clear insight to senior stakeholders and Board forums.

This is a leadership role where you’ll develop a high-performing team, drive continuous improvement, and ensure disciplined execution across multiple income-critical workstreams.

  • Set and deliver the asset management and leasing strategy to drive income and long-term portfolio value
  • Lead complex leasing decisions across lettings, renewals, re-gears and rent reviews
  • Unlock value from under-utilised or complex space through repurposing and targeted interventions
  • Provide clear commercial insight to shape property and wider business strategy
  • Balance income, risk and operational considerations in all decision-making
  • Act as a trusted advisor to senior stakeholders, including Property, Finance and Operations
  • Prepare and present evidence-based recommendations to leadership and Board forums
  • Lead, coach and develop a high-performing team of Asset Managers
  • Own rental income performance, including forecasting, arrears management and risk
  • Maintain oversight of lease events, risks and opportunities through robust planning and governance
  • Drive improvements in processes, data quality and ways of working
  • Work collaboratively with internal teams and external partners, including tenants, agents and advisors
  • Ensure strong governance and disciplined execution across multiple workstreams
  • Align all activity to Tesco’s values and long-term strategic objectives

As a key member of our Property function, you’ll bring strong commercial acumen and leadership capability, alongside deep expertise in asset management and leasing.

  • Significant experience in commercial property asset management and leasing
  • Proven track record of delivering complex commercial decisions across competing priorities
  • Strong understanding of lease structures, rent reviews, valuation and portfolio strategy
  • Credible senior operator, able to influence and challenge at leadership level
  • Comfortable operating in ambiguity within a large, fast-moving organisation
  • Experience leading and developing high-performing teams
  • Strong commercial judgement and decision-making
  • High level of financial and data literacy
  • Ability to translate strategy into clear, effective execution
  • Deep understanding of risk management and governance in asset management
  • Excellent stakeholder and supplier management skills
  • Confident communicator with the ability to influence at senior level
